Patrick - I agree, the large scale companies are a rip off and you won't get a top tier level of management. You will get "good enough." As far as systems go, definitely get a dynamic pricing software. If you're still looking for management, I'd love to help you with that! 

I am currently working on a project on the east end near Southhampton where our client is converting a long time LTR into an STR. Full rehab of the interior and exterior of the house. We will also be managing the property after construction is completed. When would you plan to utilize the home for personal use? I would say MDW-LDW is a huge income generator. However, the entire Fall season is popular on the east end because of all the wineries and farms.

Furnished finders has worked well. I have also seen people have success in FB groups for traveling professionals. 

One step further than looking on the city/town website would be to call the building/zoning department and ask directly - this way you will know for sure. Also keep in mind this can change - when I originally bought one of my STRs there was no regulation on the books, now less than a year later they just came out with regulation and the fees are exorbitant. Sometimes it is better to buy in a market where there is already regulation on the books and you know what to expect in the permitting process.
