Hey Everyone! I am looking for a tax strategist to help guide us. We own multiple businesses which have grown a lot in the last year and have rental properties that we own. I feel that a lot of deductions are being missed by my current CPA. Please send your recommendations. Thank you!

Does anyone have a spreadsheet they'd be willing to share to keep track of all the expenses when rehabbing a home? Just closed on a house that I will be doing a BRRRSTR on!

As easy as dialing in a number my brother. This is an out of state listing for me and i haven’t sourced any buyers in the area. Should I look for development companies? I have my own liquid for earnest money.

Double check the Atlanta STR laws. I remember reading something about the city rolling out new legislation to crack down on them. I would list on furnished finder and Airbnb. On Airbnb require a longer minimum stay. I have had success getting 4-6 week stays on Airbnb with one of my units by just increasing the minimum night requirement.

Couldn't agree more with this!

We like drive to destinations within about 3 hours of some major cities. Another great place to start is where have you traveled - maybe there's somewhere you family trip to often?  That could give you an advantage in that market if you know more about it than just reading about it online.

If you can buy a quadplex with 3.5% down FHA loan and live for free/potentially make money while living there I think its a great idea!

I allow pets at one of my properties. That house has all tile floors and leather couches so that helps with cleaning. We ask them to keep them off the furniture and pick up after them in the yard. It has definitely helped me get more bookings in the slow season. I'm sure it would help you attract more guests since the amount of pet friendly listings is usually lower.
