I would also say that you can get a better level of care/service for your property/listing with a smaller PM or a cohost opposed to the larger companies like Vacasa.

I started with Guesty so I'm still with them. It's been good to me so far. I also did a free trial on Hospitable and I liked it but what stopped me from switching was I liked Guesty's shared calendar better. As far as price, Hospitable is cheaper.

I would be looking when there are less people trying to buy. You can likely get a better deal in the off season.

Be careful with Airdna. It is much better to check local competition yourself and know your numbers are more accurate.

How do you know what local competition is actually booking? Is there a tool for that?

look up the enemy method on YouTube by the Short Term Shop. That's a good start but there are also paid tools you can use as well.

Hi @Kevin Escobar I'd be happy to connect. I'm a lender & investor, and I'm licensed in all 50 states. We primarily work with investors/house hackers so I'd be happy to chat with you & see if we can help.

That would be great. Sending you a dm now.

I use guesty for hosts to sync the 2 calendars and handle all my messaging on both platforms.

@Kevin Escobar so Guesty connects to both platforms and does all the syncing?

Yes. It was pretty straightforward to sync the 2. I just started using VrBO recently for one of my listings. Going to set up the other 3 on it now as well. Guesty is also great for communication with your cleaners - it sends them notifications for new bookings and they have a calendar they can view with their cleaning tasks. It’s a great tool.

Yeah sounds great. I don't have a ton of STRs right now, but price does seem a bit high. I was looking and is appears to be $100 a month for my amount of listings (3). What's your take on price?

Yes could be a little expensive for 1 listing but it’s automated everything. Hospitable is another great option and their price is less. I started with Guesty so that’s why I have stuck with it despite the higher price

My wife and I are relocating to Savannah. Looking to purchase a multifamily. We will be renting out our primary in NY starting Oct 1. Any recommendations for lenders would be appreciated!

It's been said here thousands of times but you are the manager. And if you are not you'll need to look locally for a recommendation. If not locally then Vacasa. But I'm with Michael, I'd guess it's not legal.

Not sure what that means "you are the manager" - yes would need to take ownership but there are plenty of people who can fully hire a manager for an STR

I can manage it for you!

AirDNA can give you broad overview of revenue and occupancy. Also check out the enemy method on YouTube by Luke Carl at the Short Term Shop. And definitely look into STR laws in the area!
