Hi all, I'm looking for a house flipper in Northwest PA (NWPA). I have a MHP in the Greenville, Hadley, Pymatuning area, south of Erie, PA and there 4-6 homes that are vacant in the community. I'm looking for a flipper that I could sell the homes to (for next to nothing) and will fix and flip them to future residents. If anyone knows someone in that market, please let me know. Can anyone recommend an inexpensive cost segregation company?  Please feel free to DM me.  I have a few manufactured home communities and I'm looking to get the studies done prior to filing my 2020 taxes.  I've gotten a few quotes and they have all ben very expensive.  Thanks.

@Joel Owens @Trevor Turnbow @Ronald Rohde  I'm jumping in to this conversation bit late, but do you have any concerns specific to Walgreens?  With KKR taking them private and some consolidation in the industry (Rite Aid), etc.  I'm in the process of a 1031 and am looking at a Walgreens.  At face value, its being marketed as true "zero landlord responsibilities", which is appealing, and the remaining term on the lease is nearly 10 years.  I like the area/parcel, but curious to get everyone's input specific to Walgreens.  Thanks in advance.

@Christopher Madden I’ve see a 3% tick up in delinquency. I can’t say for certain it is COVID related, but that’s what my numbers are saying. Not a huge number, so not sure it is statistically significant enough beyond normal monthly fluctuations. How about you?
