Investment Info:

Large multi-family (5+ units) other investment.

Amazing but aged mixed use building just a few miles off highly desired "Mass Ave" and at the edge of fantastic Woodruff Place neighborhood. Project includes electrical rewire, new roof, residential upgrades, and commercial whiteboxing and leasing.

What made you interested in investing in this type of deal?

Entrance into partnerships, multifamily, and out of state investing.

How did you find this deal and how did you negotiate it?

Through a rockstar local broker

How did you finance this deal?

Cash purchase, LOC lending for rehab, followed by refi.

How did you add value to the deal?

Increasing experience through partnership with dynamic skills and backgrounds. Inserting strong property management to improve tenant base and reduce vacancy. Filling premium units with commercial tenants. Rehab/upgrades to increase NOI.

What was the outcome?

My partners and I are seeking mid-sized electrical contractors for a 16-unit building we're rehabbing this winter. Must have solid references, licenses, and applicable project history. Scope will include separate meters (assume 16), new 60 amp panel with 60 amp disconnects, rewire all units and removed old K&T wire, replace all old switches and receptacles, install exits and emergency lights in corridors per code (assume three).

I'm seeking leads for bidders on a small mutifamily in Indianapolis.  Scopes will include repair of flat, membrane roof, repair of brick veneer, electrical, potential foundation repairs.  May also include some more superficial rehab of several units.

@Jay Hinrichs @Christopher Phillips thanks so much for helping me to protect my floor.  I’ll work with my agent to get a title company lined up. Thankfully the process doesn’t sound tremendously dissimilar from the purchase I made previously.

@Christopher Phillips thanks for your reply. I know I can hire an attorney to perform a silent deed action if anyone comes forward with claims but is there anything I can do preemptively to ensure I have a clean title now? My plan is to BRRRR so I'll need a clean title in six months to finance the deal and pull capital out.

I've got a potential deal in Indy in which seller is transferring title through Bargain and Sale Deed.  Reading the dummies.com link, still difficult to determine how to proceed.  I've reviewed numerous RE contracts previous to this one and never come across this type of title transfer.  

Should I tread lightly?  Pay for legal review/consult?  I this standard in certain situations?  

Any input would be tremendous.

I still can't locate the photo insert area of settings. Of course I'm trying this from my iPhone. Maybe that's the problem?  Im a "plus" member. Is the photo only available to pro?
