Hey everyone.... So here is an update  7 calls... 4 leads..... 1 offer accepted and signing contract in a few days:)... 1 offer made, waiting for reply... 1 doing an inspection on Monday and the last putting together an offer.... So looks pretty good... Getting ready for second mailing next week:):)

@Michele Fischer... Sorry you can't make this one... I have teamed up with a few folks and we will be having 3 monthly meeting... Seattle, Lake wood and Bellevue.... The Lakewood one will be the second week of the month... Either Friday or Saturday evenings

We are building a BP Meetup in Washington to get investors new and experienced introduced,  networking, and doing deals!!

When: June 13th, 2015 @ 7:00 pm - 9:00pm or later

Where: - The Ram Bar & Grill in Lakewood, Washington

Hey BP Members in the Lakewood, Olympia, Tacoma, Montesano, Seattle and everywhere else in the Pacific NW...Its time for another meet up at the Ram in Lakewood on June 13th at 7:00 PM. The last one was amazing and over 30 people showed up.

This is a free event, with no sales pitches or guru's. The intention is to get local investors who are on Bigger Pockets introduced with other local investors who are active in Washington and other Markets

There will be time for networking, food and drinks and time set for people to introduce themselves to the group and explain how they are making things happen in 2015. Have your 30 second elevator pitch ready:)

PM me if you have any questions or feel free to send me an email or call. Once you have RSVP'd I will send a confirmation email and will send updates leading up to the event. Please feel free to invite any friends or family who would like to attend.


Please note: there is no public pitching, no cost to attend, and no sponsor. Also, it's casual so dress however you feel most comfortable. My only request is that you buy at least one drink (non-alcoholic is fine) from the bar to support The Ram for allowing us to use their space.

Thanks @Javier Osuna..... You brought up some good points and I recently asked on the forum about sending a letter to apt owners and several folks said they use post cards for the first several contacts including Michael  Quarles from yellow letters suggests that and they have some coming out sometime in the future.. I just don't wanna wait.

I guess I will explore creating my own... Just didn't eant to spend all that time or the extra money on postcards.. But if that's what I got to do, then so be it.

Marketing update- So as of today i got one more call (total of 6). someone who got my card must have put their house on the market and gave my info to their RE Broker, I told him I was an investor looking for off market properties to rehab, so if he hears anything to let me know.

I have also set appointments with 3 out of my 4 leads next Monday to check out the properties. Hope to set the 4th tomorrow.

@Tony Sera I used gobigprinting.com you do have to enter the site using one of their partners(gurus)..Its on the top menu bar. I picked Sean Terry although i dont think it matters, they must get some kinda kickback. I still would compare pricing and size of postcard with yellow letters.com... I think some versions may be cheaper there.

Thanks @Antonio Coleman.... So I got another call today.... I think she may be a tire kicker , not sure yet.... So the score so far.... 5 calls in 5 days... At this time I'm at 1/2 % response rate... 4 leads.... 1 looks promising .. Going to look at the property tomorrow.

@Ariel O.... I plan to use Podio at this point... As far a call center, I have no plans at this point, I like fielding the calls for now as it is helping me learn to talk to potential sellers and get comfortable with that ..

@Jared Wilson... So that's where my mentor and I may differ.... She says I should mail to a completely different list, but everything I've heard on BP and other wholesalers say to keep mailing for at least 6 months ... So I am going to do both:)
