Hi Everyone,

I purchased my first rental property through MLS and now working on my 2nd. I have marketed using Yellow letters with what I believe is a pretty good response rate (7.5% so far) From that I have 3 appointments set with prospective sellers.

My question is, does anyone have a good check list for walking a property pre-purchase to identify things that need to be fixed?  I searched the forms section and haven't been able to find what I was looking for.

I sent my first campaign of yellow letters out, hand written by me.  Despite it being a much smaller target (about 195 letter) I have so far received about 5% of the letters back from no longer living their, and have had so far about a 7.5% response rate.  From that response I have 3 appointments set.  I believe the response rate will continue to rise as calls are still coming this week.

Ok, so I searching for my first rental property, well not really my first because I have owned a couple others but sold them. In any case, I put an offer in on a condo following the rule of buying 20% below FMV, and it was countered but still not even close to where I needed it to be for it to work. I researched about 25 properties viewed 4 and put an offer on 1 and it didn't work out. I'm really pumped to have this play out the way it did, and learned from it. I'm considering forgetting my conventional mortgage and getting a commercial mortgage and purchasing a multi unit property instead of a condo. Interested in hearing opinions on that?

Greetings, I am getting ready to kick off my first direct marketing campaign and plan to target absentee owners. I have areas that I want to target but is there an efficient way to identify the absentee owners? I know I can go to the property appraisers website and find them, but that would require clicking through every property (not very efficient). Thanks

Thanks for your responses.

I already have my LLC set up and spoke to my tax guy.

My question is regarding lenders calling the mortgage due if I switch the title to my LLC. I've seen many posts about it in other states but haven't seen anyone saying it's an issue in FL.
