I would tell them I’m not paying half. Tell them to just set it as high as it will go when they leave for work. I don’t understand why it’s not coming on when they turn it on though. I do know a lot of people think that the lower you set it the faster it should cool and that’s not how an ac works

@Jacob Sampson. I agree. That is just one less thing you have to worry about breaking and fixing.

You know what costs more than a water bill? Moving! Also, he’s going to have a water bill at the next place he rents too. He will probably cool off and forget about it.

Hello, I’ve been looking at starting an Airbnb type rental. I currently have long term rentals. The sites that I have been looking at is an area where tourism has been on the rise. They have limited hotels, however I know that there are two more hotels that will be building in the area. I have viewed this from two different angles. The first is that I’m sure the hotel chains have done studies and feel there is a need for short term rentals in the area. The second would be the opposite. That the hotels will hurt the Airbnb’s in the area. This is a small town. Most people are probably looking to spend a couple days here versus a whole week I would think. I’ve viewed other Airbnb’s schedules in the area and they seem to confirm that. Any input is greatly appreciated.

What about everyday supplies? Most Airbnb’s that I’ve stayed in had things like salt, pepper, olive oil. Dish detergent(dish washer and sink), soap, shampoo, makeup wipes. Of course paper towel and toilet paper. Are all these items common? Am I missing anything else?

Thank you everyone for the input. I was thinking of going $75 also. I’m just in the beginning of considering the Airbnb route. I have always don’t long term rentals but actually see a better return on the Airbnb if ran properly.

I have a few long term rentals and I am considering doing an Airbnb short term rental. I actually just rented a cabin elsewhere and the cleaning fee was $100. However, the area I’m looking at buying in seems to mostly charge $50 as a normal cleaning rate. Do you think $50 would cover someone else cleaning? I know I could probably find someone for that but it seems low to me. I’m thinking that this is a small town and most people are probably doing their own cleaning.

Also how many towels, sheets, etc do you typically keep in your rotation? I think this area will mostly be 2 and 3 day stays instead of full weeks.

@Joseph Weisenbloom someone tried to scam a contractor a couple months ago by using one of my properties. I don’t know exactly how it was working but they were going to mail him a check to build a deck on “there” investment property. He tracked me down. The way they told him to build the deck would not have worked on this house. Luckily he thought it was a scam.
