@Jenny Gremillion We love Navarre also. Last time I stayed there the owner was from Knoxville. Doesn’t sound like the same place though. If you’re ever looking for seafood hit up Joe Patti’s fish market in Pensacola. Also if you haven’t already hit the shark bite for a breakfast burrito

I didn’t read all the replies but if I knew the answer I wouldn’t be looking for any deals because I’d be so stinking rich I could t stand it. The answer is no one knows. Sometimes it goes up and sometime it goes down.

@Danielle VonLintig. I’m getting ready to do the same. Why not manage from where you are? That’s what I plan on doing.

I wish I had some advice for you. I was in the same boat. Wife has no retirement plan set up at all. She didn’t want me to buy my long term rentals(I have two). I’m now looking to start with some short term rentals. She’s still against it. I would rather fail trying than taking no action at all. Both my long term rentals are doing well by the way. So I guess my advice would be to do it anyways (because you need to plan for your future). And to make sure you do it right from the get go(because you don’t want to hear the blame for years to come). If you don’t know what you’re doing find someone willing to help you out.

I’m getting ready to raise the price and include lawn care. I’d say my properties are in c+ neighborhood. I’m just realizing that most(not all) tenants don’t share my opinion on what is acceptable lawn care. Getting ready to have a house go up for rent again so we will see. Hope it can pull the price increase I’m asking for.

I live in Louisville. I’m not super experience but I do have a couple rentals. The area right around Churchill downs can be pretty rough. You can pick up houses cheap in the area but there is not a lot of appreciation. If I was going to buy in that area I would go closer to U of L.
