It's definitely slowing here in Collin County in terms of sales north of 300k plus. Apartment construction are still continuing. Single family rentals seem be absorbed for the past few months although now it takes month more to get rented out. Though prices are still very high, new construction have slowed significantly. My focus is in the frisco area near the corporate corridors (75024). Currently, paying down mortgage as rental demand is not as strong compared a couple years ago. If you have time and like getting hands on. I check out 75044 not many rentals but you will get more tenant applying but will be harder to find one with good credit. I always look at what I need to spend to get something replace or repaired when looking to buy a rental. If I can do it I repair if not spend the money to get someone to do the repair. And then finally getting the tenant that pays rent and take care the house. If you can get the last part. The investment pays for it self.

Woah! Slow down young grasshopper. I know the excitement can be overwhelming when you're given with so many paths to take and so many options to choose from. When I was your age I had no idea what to do! I collected all these books and PDF files and when it was time I did not have much use for them. You're right that hands on can be one of the most invaluable experience you can receive. But down the line I had to shell out of money for my mistake. Yes, you can own a million, billion,gigabyte, ..etc.. (leasing, purchase) etc and it won't matter what age you are So the choice you make is now. You can keep reading books or be the Agents boss and sit on your high chair.

There is this one retail building in my local city that has been vacant for so many years. Let me think, what was the business called? Sports Authority! I can't fathom how the owner must be feeling. It's about I would guess hundred thousand sq feet. Imagine your investment sitting empty collecting cow webs while still paying that enormous property tax, granted the owner probably bought at low price but still.

I know it's tempting bear the extra travel costs. You may find what you already know or you may find what you don't know unless it's some ones property but I always go see everyone of my purchases. The short answer is no, I would not buy that triplex without first seeing it.
