Frisco or Plano are very good choices in investing in property. You can’t go wrong if you’re planning on holding for a substantial period. Here’s my opinion on the two markets

Frisco has a lot of run to grow. I’m sure you know you seen in the news companies from other states are relocating to just right below the edge of Frisco. Next to 121, Toyota (has began moving its employees) and Chase (confirmed later of this year) and much more companies announcing. Great appreciating potential. I’m also sure you heard of the five billion mile in Frisco where there’s going to be massive development there. Apartment developers have also started a foothold due to the massive increase in demand and restartuants which developers are also betting on. Eventually, it’ll revert back to normal. But where the real money is made is along the preston road, close to Stonebriar mall, if you acquire for 250-290k its worth it however if you can hold on it. You can always putting a higher down payment for higher cash flows. If you can get a 4 bed at 75035 in between 250-290k at 2000+ sqft, you can’t go wrong

Plano on the other hand is very stable. There’s a lot of rentals out right now more so than Frisco and Mckinney. My opinon is those rentals will take 6-12 to absorb into the market. So its going to take a few weeks to more than a month to get your rental rented out currently. If you’re looking for school district Russel Creek area near (rice and elementary school) is a very nice school zone but those are in the 300k+. For the 250-290k range, if you can buy closer to west Plano. Also the houses in Plano are so much older so you’re going to have a lot of repairs. The newer the better for less repairs down the line and less headaches. This is where Frisco Shines as homes there tend to cost more but last longer. I’ll probably look at the big expenses if you’re buying in Plano such as foundation cracks, roof age or repairs, fence, ac, appliances if you’re looking to hold these properties long term.

Down the line both of these markets will go up substantially especially in Frisco. Also try to factor in the big expenses and repairs as they will eat away your returns. Buy a little bit newer definetely helps but it will be more expensive.
