@Sungyong Kim, where on Oahu is the property located?  I just left Hawaii and didn't see any decline in housing prices whatsoever.  I am curious what area you are in because I might have just not looked in that area. Once you fill me in on the area I can make a recommendation.

@Jennifer Schelkopf, not Arkansas.  Upstate New York.  I have a team up there that I utilize and my realtor brought it to me.

@Jimmy Suszynski, that check will go directly to you.  You allocate it to all of your un-secured debt.

@Jennifer Schelkopf, I bought a pocket listed duplex, and completed my first long distance BRRRR. My goal was to be extremely conservative due to the volatility of the market and only buy great deals. I stuck to that!

@Ryan Adler, hold it.  Cash out refinance and pull out 80K and you are into it for no money, or if you need the extra cash for the next purchase, pull out the full 106,500 and use the extra 26,500 for the next deal.

@Matthew Pham, good.  Based on that, no mention of a need for cash flow makes me believe you have a steady W2 job.  With only 10% equity, you are likely going to write a check to sell it.  5-7% for realtor fees, closing costs 1-2%, etc... Again things to consider.

Private message me and I will walk through it with you so you have all the information you need to make an informed decision.

@Matthew Pham, what are your long term goals?  Before I can recommend something, I need to understand what your goals are...
