REI can be done with little to no money down its creative financing there is no right way to do it, put on your thinking cap and network you have plenty of resources to use (a good deal always finds funding)

Welcome to bp! Here are some rules of thumb for rentals. 

50% of rent goes toward property expenses and the remainder minus your mortgage is your cash flow monthly 

2% of the purchase price should be what your property rents at monthly (some are happy with 1%)

Those are just rules of thumb for a quick analysis always do your own due diligence

@Ned Carey no estate was opened unfortunately. 

Would I have to get in contact with all 68 heirs before an estate can be opened or can just one of the heirs proceed as executor of the property? I highly doubt most of the heirs even know or want to deal with the property being its been vacant and accumulating taxes since 96'. I also got in contact with an estate attorney but haven't received a call back yet

@Ned Carey I did a little research today and found out that as of now it's 68 heirs to the property haha and 49k+ in taxes due. It's in a highly desirable area for investors in student housing with maybe Arv close to 200k+. Your opinion do you think it's worth the time?

Relatives moved in years ago but of course did not take care of the property and moved out now it's just vacant because they don't know who actually owns it. @Ned Carey

If taxes were accumulated wouldn't that be recorded on the city's tax site? I plan on calling in the morning and hopefully getting more info

I need a little help bp, my Gma informed me about a property that my great-great grandmother had in Richmond Virginia(vcu area). I've done a little research and found that her name is still listed as the owner of the property although she's no longer living, how could that be? How would I go about this whole process of finding the current owner being that's a lot of generations passed down? Anybody else been in a situation similar?
