50% of your total monthly rent goes towards expenses 

Subtract your mortgage from your remaining 50% and the remainder is your cash flow.  

That's just a quick analysis for any potential rental property if it passes the 50% rule proceed further

I'm in the Tampa market and I come across deals in Orlando 70% ARV and under feel free to contact me about any JV's.

I'm an electrician by trade and you've done the correct thing if I ask for funds for materials and you agree to meet at the supply house what's the problem 

I'd say he was going to take your 500 and get most of the materials used, from his collection of previous jobs, from another job site etc. for of course nothing 

It takes time to figure your niche keep learning and being active on BP there's plenty of good people here to help along the way
