Anyone has uses homedepot for flooring or roof or other heavy item

There are alots of neg comments about their services and lack of quality work

What are your experiences?

Thanks does a pm company usually charge a fee for a job above a monthly fee to them? Says need to replace the toilet they would charge a percent of the price of the job

What about recarpeting, paint, fix up a few wall, install a few lighting, repair a few cabinet

How would you classify these? Says hire each job individually there is a problem of how would them get access to the property for out of state investor and keys not with them Also would be difficult to make sure their job are up to quality

Agree but what about out of state investor? Would letting them doing the repairs without at the site be good?

What are some of the due diligence you would do to ensure they are repairing are up to the qualities you want and ensure they are not pricing extra?

Would be good to buy a hse and ask the property mgmt company to deal with the repairs to make the property into tenant ready? Each property mgmt company should have their contractors and they should use cost competitive contractor?

Anyone knows any website having data on real estate of every cities? Data including new constructions, sold properties duration, price and many more?

The problem is where to get distressed properties? Wholesaler don't offer clear title

Do most conventional loan has a condition on the contract prevent transferring title or let other assume the loan?

There are some posts about some owners transferring property to llc for protection would not that makes the loan condition active?

What other safe ways to transfer or other vehicles?

Have a qns about using refinance to even hml

A hml would have a claim on the property 

Would this make approval difficult for owner to do a refinance?
