@Nicole Norton Why though? Why are they so awful?

From my own experience, I ended up not going with them because they sucked with the follow through, etc. I kept playing phone tag with one guy and had a consultation, then more phone tag. Ended up setting things up myself because I needed to get **** done, learning the hard way I suppose, and it just seemed like a waste of time and money to deal with them. If they're inefficient on that end, as a potential client, it doesn't give me the warm and fuzzy's about working with them...

My brokerage (specialized in property management, built from investment properties owned by the owner, etc) works with Cappa Title, in downtown St. Petersburg. John Cappa is an attorney and very well versed in investment transactions.

@Terry A. Kemp II I think it is important to know the age of those items, and all of the families I work with in the home they’re going to live with I think it’s important to know those items even have to plan accordingly that they may need to be replaced on the road quicker than they realize. If I can negotiate those repairs in to be completed by the homeowner I do so.

@Terry A. Kemp II hey Teri, I appreciate the honesty of your question. And you’ve gotten a lot of great responses so far. It could also be that some of the agents that you’ve worked with do not really understand investment properties, they don’t understand the numbers that go into what would make a good buy and hold or a good flight. Some just looking for a commission, It probably won’t last in the industry for much longer, or they think that investment properties are not that difficult, so they say sure I’ll help you out and then realize maybe they don’t know what they’ve gotten themselves into. Or I could be way off and they just don’t wanna be bothered. Either way I love working with investors, that’s one of the reasons I’m with the brokers I’m with, as well as my own personal goal of becoming an investor.
