Close family friends went through this exact situation and I am currently in the process of selling it for them, but it was a nightmare for them to get to this point. POS daughter and drug addict moved in to "help" dying step-parent and then refused to leave, never once making a rent payment... was nasty and threatening, etc. Start eviction process ASAP! You will have to start the process with the courts even though they are technically not on the lease.
