@Kevin Chang. That is correct. A military member who has been issued orders to transfer, commonly known as PCS (permanent change of station), or who is being deployed for longer than 90 days can break a lease agreement under the Servicemembers Civil Relief Act (SCRA). A property Mgmt co. near any military installation should be up to speed on all this. If you are going to manage your own properties I recommend reading up on the SCRA. Remember, military member must have PCS orders or orders to deploy to exercise this privilege. Leasing to the right military members can be a great thing as they are usually stationed some place for 3-4 years. However, promotions and unexpected deployments can leave your property vacant at an inopportune time. Pros and Cons like any type of tenant. Good luck.

I’m looking for a broker that would allow me to hang my license with their brokerage while I’m living in Louisiana. I will be relocating to Alabama but would like to have my license prior to moving back to the area so I’m not starting from scratch. Any recommendations or help would be greatly appreciated. 

Anyone ever approach a broker with this type of scenario? Did you have success? Any tips?

Holly,

Area seems a bit rough. High crime rates and low rated schools. Do you know if the current tenant is on a month to month lease and if the current owner has a way to show a history of timely payments. The numbers look good, but I would expect a house at that price in that area to come with some housing and tenant issues. You may have lucked out and found a gem though.

Used 2-10 Home warranty for 3 years and finally had to cancel them. As mentioned by other posts, you will have to wait for their “approved technician” and it’s a coin toss in regards to whether or not the issue will be covered. The wait for an approved servicer to look into a refrigerator and AC (separate rentals) was a week. Tenants don’t have time for that and neither do Landlords. My recommendation, save up reserves and have your “go to” company for anything and everything that needs fixing in a house, a backup for them, and make sure those companies can handle those middle of the night once in a crazy blue moon emergencies! Good luck.

I’m in for Feb 13 too! I vote for the Conscio place. Few beers and a slice of pizza is a little more appealing but I’m good with whatever the majority wants!!

Wish I could make it. Currently out of town and will be out of town two weeks during February and March. Please let us all know how the meeting went! Does anyone want to meet up the 13th of Feb? I’ll be out of town the week before and after so that’s pretty much the only night I have available. Tuesday is 2$ pint night!! Who is in?? Or does someone have another date/place they would like to recommend?
