There's a great website called InvestorLift which is like an MLS for fixers. I would look into it, many Wholesalers have found success using it.

An easy way to find out if you have a good deal is the 80% rule. (ARV x .8) - Repairs/wholesale fee= Purchase Price for the investor.

Hey Siraj, I'm an agent that also works with Flippers in the area. We primarily get our leads from our own marketing and wholesalers who bring us deals daily. Your best bet would be to get in touch with a network of wholesalers and agents in the local area to send you their deals when they get them.

Another thing I want to note, the market has changed again and I am urging my investors to take 10-15% off the After Repair Value to compensate for price reductions. Only use comps from August/September, and make sure you calculate your numbers with 12% profit in mind.

Roseville in my personal opinion is a great area for a first time homeowner, low crime rate coupled with good schools makes it a great pick to raise a family.

Dinesh, I'm a realtor in the Tracy/Stockton area but have lived in Lathrop my whole life. Renters in Lathrop in my opinion are cream of the crop especially in the Stonebridge and Mossdale Subdivisions. Due to rising interest rates and higher home prices it has been difficult to find cash-flowing properties, however I specialize in finding off-market deals in my area for investors who typically fix and flip. With options like this, it's easier to find cash flowing properties with a 4-7% Cash on Cash return.

As stated above, population growth and retention are both good statistics to look for. Lathrop falls under Manteca Unified School District which is rated at 3.9/5 (one of the highest in the areas).

I want to be clear, cash-flowing real estate is VERY hard to come by especially if its a Single Family Home and only renting it out by the family, but if you can find "Value-add" properties and create equity, its much easier to come out on top.

I recommend finding someone in your local market to shadow if you're going to be doing something like this. As stated above, there are many legal gray areas that most realtors aren't comfortable working in. Best bet is to consult a Real Estate Attorney, pay them for their time (usually $300-400/hour) and have them help you navigate the legalities of this particular situation.

 Are these tenants Month to Month? If so I believe all you need is a 60 day Notice but just in case please review
