Hello Bay area folks!

I am looking at a property that I can potentially add another 1000 SQFT (from 2/1 to 3/2 or 4/2), and wanted to get a general rough estimate on the cost I should expect. Based on quick google search I am seeing ~$150/SQFT. Is that reasonable? If anyone have experience doing similar in bay area recently, please let me know!

Also, I am looking to do a garage conversion (2car garage to an ADU) down the line. If anyone has information/learnings from experience, I would really appreciate it.

Thanks!

Hello BP-

Anyone know of banks that will do HELOC on investment property in CA?

I have a rental in San Jose, Bay Area, CA with 54% LTV on primary mortgage. Was looking for 70-75% LTV HELOC.

Closest I found was Union bank at 65% LTV with 7!!!!% rate

Thanks!!!

@George Gammon and @Kevin Trumbull,  I use Scudo Realty. They've been really great managing my rentals in KC area. @Ray Orellano is the owner. He and his team are awesome to work with. I highly recommend them if you are looking for honest and organized PM team.

@Sam Shueh wow thanks for excellent overview! Really appreciate that.

I have two condo units on S Winchester blvd just south of Moorpark. They have been appreciating nicely and wanted to get some outlook on how it would look in the next few years. Would love to come over to chat with you over coffee! I will reach out to you.

@Sam Shueh

I own condo units in 95128. When you say there will be more higher income professionals do you mean in this zip code? Do you think due to proximity to new Apple campus and also Winchester urban village development plan? Curious about your professional opinion!

I own properties in CA and MO. Bank of the West lends in both states and they offer HELOC on investment properties at 70% LTV with ~2% margin above WSJ prime rate which is currently 6.something%.
