Hello Josh

Did you get confirmation from your bank that they can do HELOC on your investment property? I also tried on many banks (local and national) to get one on my rental property and all of them said they do not do HELOC on investment properties...

Good Luck!

@Will Lee yes you are correct, and yes, please double check with you CPA but I am pretty sure on this.

I know I am not super experienced and don’t have mature portfolio like you so I won’t be able to comment on this but certainly I also think about this all the time. This would be a very helpful topic for everyone! Very interested in finding out what others think about this.
You should be able to get seller’s disclosure before getting into contract. The disclosure should list out problems that seller is aware of. Otherwise, if you think the deal is solid I would lock it up in contract and have a plumber come out to assess the problem. Probably only cost $30-50 to get an estimate. That’s money well spent in my opinion

As far as I know, as long as you lived in the property for 2 years out of last 5 years, it qualifies for capital gains exemption up to 500k for married filing jointly.

Post: Using listing Broker to buy??? good or bad idea?

Hello fellow investors:

I am looking into Commercial apartment deals (>12units) and got in touch with some local commercial brokers. Found one that seems to be doing a lot of transaction in the area and his company is broker/rehab/management pretty much all in house. The broker says he would be happy to send me new listings but asks that I don't bring in another broker to purchase, meaning that he doesn't want to share the commission with selling broker. So I would not be represented in this transaction. Is this a good idea?

Has anyone done deals directly with listing broker?

@Chad Hale

Feed wet barely... ;)  just managing one condo unit in the same complex I live in is way way easier than trying to invest more seriously now out of state... Any tips for new investors like me would be welcomed!!

This is really good information especially for someone who is an out-of-state investor like myself. Thanks Chris! Really appreciate the information. I am looking to connect with brokers like yourself who have great insight about the overall area WRT rental investment opportunities. I will definitely reach out to you for more info!
