wholesale deal. What do you do when a seller wants to sell but he does not want to notify his tenant that the property is going to be sold?

Question? 1. Do you give the contract of the seller and buyer to the title company? 2. Or do you let the buyer send contract to the title company? I'm new at wholesaling and I just want to know the process from start to finish.

If a buyer has a tenant in the home is it necessary to go the property?  Should I meet the buyer and get the contract signed?
