@Tom Gimer thanks Tom, yes I agreed to mitigate, I am just wondering what other investor (or you) normally sets in the lease?

Dear Friends,

 From Howard county landlord-tenant law,

I normally put "2 month rent" as early termination term until I realized in Howard county law, it is legally right to ask the tenant responsible for the rest of the lease until landlord (giving good faith) finding next tenant.

I am therefore wondering what the case is for Baltimore city? I didn't find any specific law regarding the early termination https://www.peoples-law.org/baltimore-city-rental-...

Any input?

Sincerely,

Ken

Fortunately, I found RentSpree let me run credit report using tax ID, and back ground search. I am all good now, and thank you again for the tip!

Dear Friends,

I am sure someone in BP knowing the answer. I have a rental applicant who has tax ID but no SSN. Do you know any tenant screening software can do the credit and background check in this case? Thank you so much for your response!

Many thanks,

Ken

@Thomas S. thank you again for such good insight!! It's a very important aspect that you point out the " the weight of credit score requirements likely proportional to the income". Very happy to see your reply thanks a bunch!

@Caleb Heimsoth , thank you so much. It's more like class B/c area and right close to Hopkins Bayview hospital. I got several requests but didn't find good tenant. I may be use too high credit score to screen (670)?

@Taylor Roeling thank you so much for your kind suggestion. Very helpful, all due to curiosity, i checked average credit score is 670. I am wondering where the 620 metric comes out, isn't it a bit lower?
