Lease early termination for Baltimore city
Dear Friends,
From Howard county landlord-tenant law,
- If tenant move out before the end of the lease term, tenant is liable for the rent for the rest of the term but the landlord must “mitigate” its damages by renting the property to another tenant. (https://www.howardcountymd.gov/LinkClick.aspx?fileticket=oRQjQcQW_AM%3d&portalid=0)
I normally put "2 month rent" as early termination term until I realized in Howard county law, it is legally right to ask the tenant responsible for the rest of the lease until landlord (giving good faith) finding next tenant.
I am therefore wondering what the case is for Baltimore city? I didn't find any specific law regarding the early termination https://www.peoples-law.org/baltimore-city-rental-...

The duty to mitigate is a basic principle of landlord tenant law. In the absence of a specific City statute or regulation to the contrary, Maryland law controls:
