Should I go off the suggested list price that the cma provided? Or something slightly lower?

Hey BP! I have a property I am going to look at that is a 3 bdrm 2 bath 1686 sp ft property. Zillow says its worth 109,000. I got a CMA from an agent and it said the suggested list price is $144,500. Is Zillow way off or is my CMA way off? I am meeting with the seller tomorrow morning. Help!

Hey guys! Got any tips to reduce the direct mail costs? Any sites that offer direct mail campaigns from post cards to yellow letters and prices. Also at which point in number of letters have you all seen a price drop per piece mailed? I am currently doing some research on the topic and wanted some feedback from the BP community.
