"If I were billing them out at $35 an hour I could make money, pay taxes, workers comp etc"............thats a bold statement and obviously you've never tried it. would you actually put someone making minimum wage, or anywhere close to it, in a 20k rig and actually expect to get anything done.?

you can't put an employee in a truck with equipment, keep all of it running, keep your business licensed and insured and on top of all that pay taxes AND expect to make a LIVING on $35 an hour.

can you find a scab to do it for that, sure, but you better hope he or she never damages anything or gets hurt on your property because you'll probably get stuck with the bill.

better treat your 35 an hour guy right...he's barely getting by or not paying taxes, take your pick.

you tell us...will you make a profit at 50/55 an hour? as an experienced landscaper, i'll saaaay...barely if you pay taxes and do a decent job.

when you're in that position, the bike owns you instead of you owning it...

sell the scooter if you're at all serious..

while i agree white looks crisp and its easy to caulk and make look good and all, it still comes down to the almighty dollar..

have you priced stain grade trim lately? if you have, you'll quickly understand why everyone is painting.

younever really stated whetheror not you wanted out of the deal or not.

In NC, we have the option of putting "time is of the essence" in our contract, meaning either party can terminate the contract for whatever the reason if the other party can't close on the closing date set forth in the orignal contract.

if you still want the property, about all you can do is wait. you can try and ask for concessions based on the real losses you've incurred.

it wasn't so much the lenders as it was the loan officers...it would be the loan officer, not the actual financial institution, that called for "better appaisals".

anything can be fixed....for a price.
