Hello how are you?  My name is Ken and I am a NYC Real estate agent.  I can tell you that as far as development is going Manhattan is crazy. They are gobbling  up every inch of space possible to develop projects. It's a cut throat world in Manhattan these days. But I would say that the LES area is a good location but even there has not been spared from the development craze that's going on in that boro.  The next big boom in NYC is going to be the Bronx. Especially the south Bronx where commercial property is being taken up.  It's still a diamond in the rough but developers are heading to the Bronx because of the savings right now. I would definitely give it some thought but in either case I would hurry up.  As far as our new president is concerned?  Remember he is a New Yorker and he loves living here. 😉 I'm not too worried about him right now. (just my opinion of course. Lol)

Givanne, I am a real estate agent in NYC. It is not impossible but the problem is u need someone with deep pockets because most property owners want cash. so in NYC especially the outer Boros you might find something but it may require your buyer spending close to $200,000 in cash. Because the resale value here is so high (ex. $400,000). Then you have to factor in the rehab cost as well and the politics with the buildings department as far as inspections go. If I had to choose a boro, it would be the Bronx. But otherwise I would look at Orange County.

Hey everyone,

     I am getting into wholesaling and a friend of mine has asked me to purchase two properties from her.  She agreed to my offer but the issue is she is out of state. How do I go about doing this as far as closing is concerned.  I wanna do a double closing.  Do I need to travel there to ultimately get the deal done if I find a buyer?  Also what if my buyer is out of state as well?   Thanks

I agree. The Renatus education is top notch. I personally think that I can learn just as much on BP but that is my opinion.. Keywords...MY OPINION!!!!  If it doesn't work for you then that's it.. As far as the MLM portion of it goes your right if some people wanna make money selling the program than that's fine.  Go ahead and do it.  For me personally that's not what I am interested in doing...So I rejected the offer all together. But I've done my research and I do think it isa reputable company.  In all I think your paying for organization where you can get everything in one place as far as education is concerned.

Hey Junior, from previous experience. If the LLC is new and you truly want to develop business credit, it is best that you start and get something like a gas card. Make sure your LLC looks legit (phone number, office address not a PO Box). It could take a while but you gotta let the process of having an LLC play out. Because if you go looking for a credit line or loan to quick they are gonna ask you for a personal guarantee against your credit to cover the loan.
