Wholesaling out of state

Hey everyone,

     I am getting into wholesaling and a friend of mine has asked me to purchase two properties from her.  She agreed to my offer but the issue is she is out of state. How do I go about doing this as far as closing is concerned.  I wanna do a double closing.  Do I need to travel there to ultimately get the deal done if I find a buyer?  Also what if my buyer is out of state as well?   Thanks
