@Kenneth Donaghy I do have an interest and currently I own a townhome I. San Diego and a few properties in mo. I’ve wanted to buy rentals here but I would like more immediate cash flow because of my needs.

I guess my question is if I find a house with a good amount of bedrooms here in San Diego, I won’t be living in it but wanted to rent out the rooms. I would be curious how to get closer to the 1000 a room rent to make it worthwhile for me? Does San Diego have laws against this if I was to replicate the same as the guest did?

Hello,

Upon hearing the latest podcast about the guest using his strategy to rent out rooms of the houses he owns in Seattle, wa area and how he can rent up to 8 rooms with leases it sparked interest for me here I. San Diego. Was curious if anyone has any experience with this or knows the layout. Can you have a house with 6 bedrooms that you rent out with leases? Are there limits ways around this? Seems like that could get immediate cash flow?

Help me see what I am missing?

Hey Bp

I currently own 4 homes in Missouri with my dad. It’s been a slow process to get the 4. My questions comes to this:

On my own I am wanting to do a $5,000 cash flow every month to cover bills just on my own. How would I or concept that would enable me to build something like this so I could keep building the system to drive income and investing?

On the 4 houses currently on paper we profit $200 a door we haven’t taken anything out yet as we use it to buy more houses.

Any help would be great. Trying to see how I could do this as a business full time! Thanks for all the assist.

Hello BP,

I currently have been reviewing Cris Chico Virutal methods. i have not paid for anything just reviewing what is online. I find it very interesting and wanted to know if people are having success with it. I want to start wholesaling in Missouri even tho i live in San diego. Looking for feedback on this from anyone with experience with this type of thing. thanks everyone for the participation.

Very interesting thread. I live in San diego and i am looking to get into wholesale as well. The majority of people seem to say similar things that it is over saturated. What have the people done to break in to wholesaling given the draw backs.

@Jonathan Li we passed it up due to recent information about rehabbing the place. We are looking for more but decided to buy a single family home nearby

 Yes that is correct. Because i am out of state looking to build the infastructure to house the deals. Getting the money not to much of an issue but the rehabbing and managing working solutions out

Or you could get a nicer duplex with likely better quality tenant and maybe little cheaper. It'd be easier and likely better experience overall.

 Didnt think of this will have to consider. Starting from here in san diego so trying to build systems right now that can support it
