 I do not, but I do know that some people have success with it. Recommend really digging deep into the pros and the cons. I decided to avoid it personally, the process can get a bit drawn out.

Hey Danny hope you’re doing well. For a potential rental with that little cash in hand an owner occupied loan may be close to your only option. There are creative financing options available on for sale by owner homes depending on seller that you can explore.

I’d recommend saving while you find a great low price fixer upper opportunity. You could do some kind of flip or BRRRR if you got a property at a good rate that isn’t a complete remodel. Look into private and hard money options but careful with the hard money as they expect to see cash in hand. The penalty on not being an easy customer is higher rates or more points on top of your loan.

 Love the ambition Alexander! Not sure of your age but investors will need some value to let you shadow them. Approach the situation with a plan on how you can assist an investor. If you have a set of skills that you can already leverage I'd recommend leaning on that. Investors always need leads, you could educate yourself on mastering that and build relationships that way. You could drive for dollars for investors, which pretty much means just drive around and write down addresses of distressed looking homes. People would love to educate you but there has to be some value and proof of your dedication to grow in real estate. Let me know if I can help!
