Good morning fellow bp members. I am under contract for what I believe will be a great deal for a home in grove park. I am looking for recommendations from my colleagues who invest in grove park. Please share your experience and what PM you are using. Thanks look fwd to your responses.

terrible that this happened to you.  Never do business with this buyer again.  Also be sure to have the title company schedule the seller and buyer closings to happen at least one hr apart.  This prevents buyers from going behind your back.  It's always best to be at the closing table with your buyer especially on your first deal so that you can get more familiar with the process.  You are also able to answer any questions if the seller has any.  Wholesalers remember to let the seller know that you are not sure what you will do with the property when you get the contract.  You may hold it, sell it to another investor or fix n flip it yourself.  This helps eliminate any confusion if you decide to wholesale it.  Good luck on your next deal!
