@Rob Barry that brutal but does happen once in a blue moon. We handle about 120 section 8 units and it rarely comes out this bad BUT it does happen. On the flip side, it happens in non section 8 units just about as often. It ultimately just comes down to one thing: screening potential tenants. Would love to chat more privately about this with you if you’re open to it.

@Ben Dubinski Credit them rent while work is being done. There’s a good chance you might have to replace wood underneath tub as well.

@Kaylee Pratt I purchased a 820 square foot home in excellent condition for $47,000. $47,000, owner finance, 15 year fixed at 5%, and the house was worth $90,000 at time of purchase. We bought three houses in this package and all were same terms. Overall we had $110,000 in equity.

@Mayson Yancey congrats on taking the first steps. I’d be happy to help you and tell you if you are overcompensating for any expenses. However, you’re more than likely not. If anything, investors under compensate for the costs that they will accrue.
