Recently it seems like my signs arent staying up long, when i say long, I mean not making it through the weekend. For example I put out 86 signs Friday, and Saturday there were 11 signs left. I havent done any deals since the last one(first one).

I was wondering when it comes to direct mail marketing for motivated sellers, what MESSAGE is working for you?

who do you use to provide this service?
do you have a favorite for leads source?

whats working TODAY to get Motivated Sellers calling You?

There are tons of investor's in your area looking for properties that they can take down sub-2 or owner financed(even at fmv) as long as they'll cash flow. You can also track down realtors looking for possible listings. This way all your leads are potential money makers.

I've heard of that before, but didnt find a PLASTICS company. I'll bet it was way cheaper than $1.09 per sign. Suggestions for PLASTICS company search?

Hey you guys, just wanted to do a an update on my Bandit Sign campaign. First let me say, if you the money to have you signs made...SPEND IT!! I say that because, if you're anything like me, you have to work 10-12hrs a day at your day job, then fit in Wholesaling business between dinner and bedtime. With that being said, it takes 4444444 evvvveerrr AND A DAY to write your own signs, and i think im getting slower instead of faster, save yourself the 5 or 6 hours, get some sleep...lol.

I stoped keeping count of the phone calls, once i proved to myself that this works, i kinda lost interest in keeping score(thats a good thing...i think). I wasnt getting really good leads, most people were wanting market value for they're homes. I was getting really frustrated, thinking to myself "damn it....you wasted your money annnnd ....you dont wtf you're doing out here....WASTEIN MONEY!!!" Then ......I got a call :D It was an older man, that saw one of my signs leaving his sisters house, mind you he lives a little over 45 minutes from Houston, where i did all of my marketing. The short version is.......he had 2 hurricane damage homes IN GALVESTON, that he'd tried to sale before, with another wholesaler...to no avail. He was giving it another chance because no realtor would touch. I gave him the txt book low ball, and he very cool with the numbers. Did everything txt book again when it came to advertising the properties......AAND NOTHING SEEM TO WORK. Theres a guy that I work with that does several deals a year, actually he's who i heard the term WHolesale first from....anyway, I asked him if he had a buyer that would by these properties, and he said "No....but call every WE BUY HOUSES number listed on google, and you'll find a buyer."

WHY DIDNT I THINK OF THAT!!!! I found a local wholesaler that had a buyer that would buy almost ANYTHING she threw at him, he words were..."Oh F@#K yeah he'll buy this sh*t," her eyes lit up as soon as we pulled up on the properties. We ended up having to lowe the price, but the seller was ok because they were closing within the week. I ended up pickin up a check for $2,100. She (wholesaler with the buyer) ended up with the biggest chunk at $3,400......which I THINK is fair.

The only bad that came from this deal was, I didnt get to learn anything when it comes to closing....NOTHING!!!
On the same note.....im $2100 richer than i was 7wks ago. Most of all.......I know it works!!!

Im going to continue to put out my signs, and also do some direct mail marketing. So far, I've only spent a little over $400 of my original $2000 budget........my new budget is $3600. I know these sound like smaill numbers for a lot of the pros out there......but for me, its like a million bucks!!!

Thanks guys.............. Quick update, seems like a lot of these people want full price for their house. Dont know why they left a message. I say in my message, that Im not a realtor, Im an investor and "I WONT PAY OVER 60% of the market value of the home." Guess people will just try anyway

Good evening BP, just wanted to throw up a quick post. I've read a lot of threads and post about people not having the results they thought they would, with their Bandit Sign campaign. This is EXACTLY what I've do to the TEE so far with my FIRST and only(so far) Bandit sign campaign.

Last Thursday, I recieved my bandit signs. I ordered 200 of them, and spent close to 5hrs doing "we buy houses" etc etc. On Friday evening at 430, I started putting them out. I put them at all of the Wal-marts in my local area(8 walmarts..2 per store). I did the samething with the Home Depots and Lowes. The rest I put on busy intersections and low income neighborhoods attached to telephone poles.

MY PHONE HAS BEEN RINGING OFF THE HOOK!!! I've had a total of 56 calls and 22 left messages. Im not sure how many will be deals, but Im pretty damn sure i can get at least 1!!!!! Bandit signs are definatly money in the bank!!!

Its still around $1 per postcard once you throw in postage and whatever you've paid for your leads, even if you have a sure fire way of gathering your own leads, still comes out to the same price, and you still have only 1 chance to grab the sellers attention. This is just my opinion as a new wholesaler trying to save a buck.

.26cent for postcard + .44cent for postage = .70cents you still have to buy your LEADS.

Even if you had a yellow letter campaign put together, the cheapest i've found was $1.49 all inclusive (cheapyellowletters.com)..........ONE SHOT.

By the way......guys, by no means am I saying, direct mail isn't a good marketing tool. But as a beginner(like myself) if you dont know the exact science behind DMM, you could potentially lose a lot of money marketing to the wrong ONE PERSON. One shot!!! Hope you have a Micheal Jordan jump shot type lead sheet( that would be awesome by the way).

I could be wrong, this is just my perception/opinion. Somebody let me know if so......im here to learn.

I've seen it.............but its STAPLES, one strong wind and off the pole it goes.

I haven't tried this, but it makes a lot more sense than staples, same speed.......but with roofing nails. The guy is a genius in my book. lol......no really, he is.
