When buying an investment property is it better to deal directly with the selling agent yourself and ask the selling agent to forgo some of his commission to get the selling price down ?

or

Should I always use a an agent to buy and deal with the selling agent for me ?

File a complaint.

Sue him for the amount of the contractor license bond he has to put up to be a contractor.

Check his contractor license to see if it's current.

But by all means get another plumber

From what I am seeing and hearing I don't think I will be buying anytime soon in Chicago. I think I will be renting.

I didn't know what the cost of living was in Chicago, but I am getting a picture now. I use to live in suburbs of Los Angeles in So. California, but live in Suburbs of Dallas Texas now.  It appears to me that Chicago's cost of living is kind of in the middle, or maybe closer to cost to live in California which is more than I was expecting.

With that said, I think I will just rent for now and continue real estate investing in Texas which is more affordable for me.

Any suggestions on where the lowest cost to rent ( decent area ) might be that's near public transportation? I only need 2 bedrooms.

I have been looking on Craigslist & Zillow so far, but again because I don't know much about the area I have no clue what is reasonable. I do know where my office is which the area I mentioned earlier and If I can avoid a really bad commute that would be really nice.

When I said I don't want a complete rehab property what I mean is I need to be able to live in it while I make any improvements.

I will start looking in areas suggested.

At this point because I know very little about the Chicago area I'd say I am exploring. I don't know if I want to live in the city or in the suburbs, I just know I don't want to rent if I don't have to.

Hello,

I am moving to Chicago in the coming month to take a job. I will be working on 

E Randolph St, Chicago, IL - 60601.

I have never been to Chicago and have no idea what the housing market is like or what decent areas I can find a single family home for under $200,000 or if homes within that range in decent areas exist.

I would like to find a fixer, but not a complete rehab. It's just for me and plan to sell or rent in a few years after my contract is finished.

I am looking for a little information or guidance, recommendations, on the different areas.

Has anyone on BP worked with COMMUNITY DEVELOPMENT BLOCK GRANT (CDBG) program?

I want to get Grant money and use it to pay for part of the rehab of low priced single & Multi-family houses in the 75216 area of Dallas.know anything about the program would love to hear about.
