@Namal Burman looks like you are well informed. The major things is the sewerage in the TJ river. Also I would confirm how the HOA's are funded, and if they have done their balcony inspections and repairs. Every HOA is going through this currently and some have funds for repairs, others will need to do special assessments.

Also if you don't know, there is a relatively new and expanding Navy base near by, increasing active duty military demand for housing. I helping many clients use their VA loan to purchase properties in IB. There's a good amount of development planned for IB.

@Mariana L. Do you know the loan amount you will qualify for? This is be good to know as you formulate a strategy. If you can qualify for a 2-4 unit property in a area you would like to live here in SD, I strongly encourage this strategy.

@Orane Jacobs Over the past 6 years, I have help many people from biggerpockets house hack san diego based on their price point anything from a 3 bedroom condo/townhome to a 4 unit multifamily. Many on my clients have purchase 3 properties within this time. I strongly believe in this strategy for san diego.

I'm still suggesting to my clients selling in SD, to get the best price and terms for their property, is to offer a strong commission to buyer agents. For the same reasons I suggested this before the settlement.

@Alex Bell, I would keep in mind, rents will most likely go up, so will home values, you will be able to take advantage of many tax benefits. You could also do some valeadd, and make the 2nd unit an STR or MTR. I think if you can afford it, buying a duplex with an FHA loan is one of the better opportunities in the area

Yes, you may be making more complicated than it needs to be... I would be honest and as transparent as possible. It sounds like you took a SFR and divided the home. Which has been done plenty of times. Depending on the area of town this doesn't matter much.
