@Amanda Black, there many ways to invest in RE, its about finding the path that is authentic to you. Listening to too many other investors will give you shining object syndrome... also many of local investors, and millionaires I talk to locally have said they creating most of their networth owning San Diego real estate.

@John Philip Eugenio, Dan makes some good points. You stated your goals is to own both cash flow and equity in RE... The Oxnard property is doing both for you... Is the Cleveland property going to offer more cashflow, i assume, how much? Or is the goal of selling the Oxnard property to free up the equity to get a better return on equity and/or free up the VA entitlement to buy another home here in SD? I also assume one or both of your SD properties have VA entitlements attached to them? maybe not as much equity.

Hi @Cederic Frank, Welcome to the forums! Is the 650K your preapproval amount? I've helped clients start househacking with similar budgets. I'm bias to the SD market, hugely because of appreciation, and wealth creation through home equity, and I know it better than any other city. Like you. I would also keep in mind, your work will need to approve with the lender you can work remotely from that distance, so if they do choose to have you near the office.

@Alex U. Thanks for sharing. I have notice a lot more "for rent" signs going up whereas before that wasn't needed. I've had landlords ask me for tips to get there place rented, many are not willing to make the necessary adjustments yet.

@Jovelyn Punzal, I may be able to point you in the right direction. I've help many VA Househacking purchase 3-4 unit properties. Since you have access to that loan product I recommend first before the build the ADU route. I have a 4plex under contract that has ADU potential for a client, who may have to let it go because they have new orders now. Let's chat

@Nicholas Creahan looks like you are getting good advice, and you were trying to combine the two options. Do you want to transfer that 300k of equity into another investment property? Or do you want to use some for other reasons?

@Kalei White, I agree with those suggesting househacking here in San Diego. I would use leverage to make it happen. I suggest to most of my clients, the less you put down on the property, the more you have saved to buy your next property. I have a few clients purchasing their 3rd househack in 3-4 years. You annual income and debt will determine what loan amount you will qualify for, you have a solid downpayment.
