In addition to the older original application I completed over the weekend, I just submitted the streamlined version for the $10k grant.

The new improved features I love about the streamlined version are ~

~ It was modern and fun to fill out. The older forms were glitchy pdfs.

~ It provides a confirmation number when complete.

~ You are asked to check a box 'I wish to be considered for an advance of up to $10k.'

~ You are asked to provide bank account and routing number.

~ You are asked to supply rental income loss.

~ It is much much easier and faster to complete than older pdfs.

~ I completed the streamlined version on an iMac, but it may potentially

be easy to do on an iPhone.

~ This form says they will contact me by email if necessary, rather than phone.

~ They asked for much much less information.

@Sunny Burns@Steven Booty Thank you, guys. Forgive the naive question, do the loans you refer to for 3% or 5%, are they conventional loans or FHA loans?

Thank you @John Teachout, I am considering a dual treatment, Boracare for the infested wood, and Termidor in the ground.  I understand from a couple exterminators, that doing both may even more effective.

May anyone have experience with Boracare or Bora Care and / or Termidor treatment(s) for Termites?  Curious if anyone has preferences for one or the other. Or if anyone has had good or bad experiences with these chemicals.  I understand using both concurrently may be a good thing. Specifically having Termidor injected into the soil and spraying Bora Care onto exposed wood.

@Mala S. Hello Neighbor, Thank you so much for your post 11 months ago. Your description and overview of the area is terrific, even today. Jersey City is such a sprawling city, like many cities rolled up into one. As I do my research I find googling the crime maps to be very useful. Good luck everyone on your paths to JC House Hacking.

Thank you Joseph, so very much.  Owens.com looks interesting and I will absolutely refer to it, if and when we screen an international tenant again in the future.

@Jack Nguyen we only have one tenant. But my favorite day of the month is receiving Cozy’s email saying payment is in progress. We also like having the renters insurance posted there, a copy of the lease, and maintenance requests, all in one place. Cozy support has been quick and friendly.

Dear BP Friends,

We are seriously considering signing a lease with a tenant who is a teacher from Spain.

He is here for a one year contract teaching at a local elementary school which we know and respect.

We understand there is not a way to run a credit check and background check as he is just recently entered the U.S.

We understand he will provide his new ss# and passport.

However our real estate agent tells us an NTN check may not reveal any useful data, as there will be no previous addresses or

history in the U.S. as he only arrived here last month. So the check will not access his history in Spain.

We see on Landlordology there is a company Nova, who is able to import credit history from other countries, but Spain is not included on their list of active countries. I did not find any additional information for international prospects in searching the BP forums, or in reviewing the Tenant Screening resource on BP.

Might anyone have a similar experience, and may you have a suggestion on how to obtain background and credit and payment history on a new international tenant?

We will call references, but at a loss for how else to research this individual.
