Dear @Sunny Burns

Hey there, Thank you so very much for organizing this exciting new Meet Up.  Adore your podcast, and your cycling video with your family.  Our family is several years older, but we have duplex in JC Heights, since 2002 and I commute around NYC on my Dahon Vybe.  I just ordered a Nano motor for it, so hope it will allow me to travel and work more efficiently:-)

Would love to talk real estate, money and biking :-)

I did not click 'attend' as my work schedule is kinda nutty,  but trying to follow your awesome posts.

My wife Samara and I would adore to attend tonight, contingent upon how late work goes today.

No worries about pizza for us, if we are able to attend last minute we'll eat before or bring food.

All the best,

ken and samara

@Antonio Porta

I am a beginner, so please forgive, if this is a dumb question. If your tenants are spectacular and you wish to keep them, might you consider a gradual increase over a period of 3-4 years. For example, Year 1 ~ redo bathrooms, increase rent,Year 2 ~ redo floors, and light fixtures, increase rent, Year 3 redo kitchen and/or laundry, increase rent.

@Johann Jells,

Thank you for sharing the awesome NJ Truth in Renting link.

My name is Ken. A few years ago, I became an ‘accidental househacker’ in Jersey City, NJ. Last year I discovered BP and made it a priority to become an ‘on purpose landlord’ and treat our upstairs rental unit like a business. Thanks to BP, my son and I decided to install Allure flooring, new faucets, and other cosmetic updates. We found our best quality tenant ever, and we are managing our payments and administrative work through Cozy. My goal is to create more income streams, at a gradual pace, and allow my kids to learn alongside me during this process. I have attended the past three meet ups organized by the amazing Darren Sager, and last night attended my third ‘90 Day Mastermind’ meeting. I am grateful for the seemingly limitless resources within Biggerpockets. In particular I adore the podcasts, especially the Money Show, and am reading my way through the BP book library. Love checking the forums daily. Love the keyword alerts. I look forward to meeting many new friends on BP, for a most enjoyable and lucrative journey ahead.
