Curious - which outcome would you rather see - tighter lending standards or higher rates?

Congrats on the killer BRRRR! How were you able to raise the value so significantly with only putting $10k into it?

@Tri Le Love your ambition and action-oriented nature. I caught the real estate bug last year and have been educating myself as fast as I can. I've set a goal for myself to make my first investment property purchase by this summer and have 10 doors within three years. At the same time, you sometimes wonder if you're trying to bite off too much, but seeing others who are driven with a vision definitely adds some fuel to the tank! Wishing you tons of success and thanks for sharing your fire. Now to write out my own 30-day plan...

@Justin Phillips That's great. I would love to find out more about it. I have been planning on opening up a HELOC somewhere in the next 1-2 months.

@Justin Phillips Do you know if that type of HELOC product with the ZBA is available in CA? That sounds like a great strategy.

@Samara Huntley Very interesting! I talked to another agent in the Charlotte area who painted a little bit of a rosier picture in terms of BRRRR's (although he did say you have to move fast on them). I would love to learn a little more about the up-and-coming submarkets you mentioned if we could connect on that sometime. I will be respectful of your time - I'm just trying to educate myself quickly and efficiently so I can soon pivot from education to action. Thanks!

@Brandon Sturgill Honestly, Ohio hasn't been on my map to date, but I want to stay open minded as I certainly have a lot to learn. I would definitely be open to learning more about your market and why you think it's superior to those that I mentioned if you could spare a few minutes some time? Really appreciate the offer to help.
