@Andrew Smith Thanks! Seems like it might be easier to just fold it into the mortgage, get the lower rate and simplify things down the road.

Hello,

We have our primary mortgage on a 15-year fixed @ 2.875%. We also have a solar loan with a balance of $12.5k at 5.99%. I have the option to do a zero closing cost loan into a 10-year fixed @ 2.375%, but I would have to roll the solar balance into the mortgage. The downside to this is it removes the option of me possibly being able to transfer the solar loan to a new buyer if we were to sell in the next few years. Question for the community - how easy is it to transfer a solar loan to a new buyer? Does this actually happen in practice or does it just scare off buyers to the point where I'd likely find myself paying off the loan in order to sell the home anyway? Any suggestions?

Hey there, so we owe about $215k on our primary residence in Southern Cal. Currently on a 15-year mortgage at 2.875%. I never thought I'd ever refinance, but now I hear commercials where they're advertising 30 years at 2%! We tried calling a couple places to see if we could do a no-closing cost refinance and get our rate down another half a point or more, but no luck - they all said our balance is too low. Does this sound right? Or does anyone know of companies who would do this?

@Lane Kawaoka I own a home in So Cal and am thinking of buying a small multi-family rental property in HI with the intent to move out there in a few years. I'm guessing you think I'm way off base on both of these moves? haha.

We're considering taking out a HELOC on our primary residence for the purpose of purchasing an investment property. I've never taken out a HELOC. Any tips? Anyone know of a bank that has good rates/terms in CA?

It could be the area I'm in and my peer group (who tend to be more conservative, religious). My opinion is that there are emotional (obviously) and extreme opinions on both ends, and the truth is probably somewhere in the middle.
