1.) Currently Im sending out postcards, Driving for Dollars in some areas with properties under $100k, and I'm also trying to get better results out of my bandit sign marketing. I think bandit signs can be a great marketing strategy I just have to analyze where I want to put em out at and how many. Last week I put out about 50 and got a few buyers to call me and a few people that want to lease properties, but I was trying to get motivated sellers. So I was unsuccessful in that regard. Im also wanting to figure out how to get leads on craigslist.

2.) I spent about $150/week on postcards and I also bought $120 worth of bandit signs

I thought I'd write this post just to track my progress as a newbie wholesaler, and to encourage other newbies to stay persistent. I discovered real estate last summer and have been soaking up material like a sponge ever since. At the time I was in college so I didn't have any money to market and I was in a rural area in east texas so there was really no point in driving for dollars (or so I believed).

Now that I have graduated and have a steady flow of income I have been dedicating most of my income towards marketing to get my business off the ground. I figure even if I spent a whole year marketing without getting a single deal. It will all be worth it. And the thought of making at least 200k a year is greater than my fear of not getting a deal at all, so I am ALL IN!

My first month of marketing I sent out about 1000 post cards and have received about 20 calls. Its not alot but I take every response to every action I take as an achievement. And the way I see it is, small success will eventually snow ball into massive successes. None of the phone calls I received were too motivate, but I did make about 10 offers and got 1 accepted. The one I got accepted called back the next night RIGHT before I was about to overnight-ship the contract to her and said that she no longer wanted to sell. I was confused because the property was in HORRIBLE condition, there were probably squaters staying there, and she moved out of the house about 5 years ago. I could tell she was kind of skeptical everytime I would talk to her because she would ask senseless questions about who's name will be on the contract, and asking will I be buying her house under an llc or under my name.

I still have another deal in my pipeline that I will be calling back within the next week to see if they are ready to move forward. And I also have added to my mailing list so I will be sending out about 3k postcards this upcoming month. And I still have goals of finding 100 vacant properties a week to find and mail. I'm sure something will fall through soon!

I just bought a list from listsource that I am about to use to start my first mailing campaign. But I am curious about the quality of it. My plans are to mail out 45 a day for a month, which equals 1350. I bought the list about a month ago and I am just now able to start marketing on a consistent basis. So please give me any feedback on my list negative or positive so that I can adjust when I am able to. Thanks for any and all suggestions.

Post: How to do a subject to deal

I have a property under contract with a woman who still has a 40k mortgage on the property. And I have a buyer who wants to do a seller financing or subject to financing on the property after putting 5k down I am not sure how I should handle this. Should I just handle it as a lease option or are there any subject to contracts that I can use. All help will be greatly appreciated.

I am thinking about purchasing my first list from listsource it has 3000 houses on it.

Do you think I should start out with a smaller list until I have more experience and have my systems in place or is this one fine? how many do you think I should mail out every week? And what do you think the likelihood of me finding a deal is?

Hello,

I have a motivated seller that wants to sell their house that is on 2 acres and is a 2 bed 1 bath with no mortgage or liens. Only problem is...NO COMPS! I tried to pull up the house on google, redfin and zillow. She wants 70-80k but I dont even know what to tell her since I dont know what its worth. How should I handle this?

I would love to work for myself and retire my parents seeing as how they around their 50's and not saying they're old but I just want them to be able to make the transition to the retirement life more comfortable.

And I thought about getting my real estate license so that I could understand the market a little more and not have to rely on a real estate agent for info that I can do myself.

Hello BP Community, I am a 22 year old college student I graduate with an Accounting degree this December, I live in a small college town of about 22k people and I am trying to decide if I should try to begin my wholesaling business here in this town or 2 hours away in Dallas, TX(Way bigger population) When I go on zillow and look at the houses bought in the last 6 months with absentee owners in my town it says around 200. Which I am assuming to mean 200 cash transactions in the last 6 months. But when I do the same thing and I check Dallas' it says around 2000-5000. So I am guessing my area isnt too hot for real estate and I am trying to see where I should start spending my 10k budget and what I should spend it on...(yellow letters or bandit signs) I am also looking into getting my Real Estate license before I graduate also. I was planning on getting started immediately and putting out 100 bandit signs every friday and picking them back up on sunday. Also, I am not sure if I should get a job after I graduate or begin working for myself with this business. Any and all suggestions will be greatly appreciated!
