1st Month of Direct Mail

I thought I'd write this post just to track my progress as a newbie wholesaler, and to encourage other newbies to stay persistent. I discovered real estate last summer and have been soaking up material like a sponge ever since. At the time I was in college so I didn't have any money to market and I was in a rural area in east texas so there was really no point in driving for dollars (or so I believed).

Now that I have graduated and have a steady flow of income I have been dedicating most of my income towards marketing to get my business off the ground. I figure even if I spent a whole year marketing without getting a single deal. It will all be worth it. And the thought of making at least 200k a year is greater than my fear of not getting a deal at all, so I am ALL IN!

My first month of marketing I sent out about 1000 post cards and have received about 20 calls. Its not alot but I take every response to every action I take as an achievement. And the way I see it is, small success will eventually snow ball into massive successes. None of the phone calls I received were too motivate, but I did make about 10 offers and got 1 accepted. The one I got accepted called back the next night RIGHT before I was about to overnight-ship the contract to her and said that she no longer wanted to sell. I was confused because the property was in HORRIBLE condition, there were probably squaters staying there, and she moved out of the house about 5 years ago. I could tell she was kind of skeptical everytime I would talk to her because she would ask senseless questions about who's name will be on the contract, and asking will I be buying her house under an llc or under my name.

I still have another deal in my pipeline that I will be calling back within the next week to see if they are ready to move forward. And I also have added to my mailing list so I will be sending out about 3k postcards this upcoming month. And I still have goals of finding 100 vacant properties a week to find and mail. I'm sure something will fall through soon!
