Country side house with no comps

Hello,

I have a motivated seller that wants to sell their house that is on 2 acres and is a 2 bed 1 bath with no mortgage or liens. Only problem is...NO COMPS! I tried to pull up the house on google, redfin and zillow. She wants 70-80k but I dont even know what to tell her since I dont know what its worth. How should I handle this?
