The property that I'm interested in used to be classified as a duplex, now it is classified as a condo.

Hello BP... 

My wife and I have been working hard to find deals on the MLS in the Southeast Michigan area, but haven't had much success. It seems like every time there is a deal, people buy it with CASH & WITHOUT even looking at the property in person.

- Are you facing the same challenge? 

- Any advice on becoming more competitive compared to other buyers? 

- Should we work with more than one agent or broker? 

We are looking for small multi-family properties.

Hello BP, 

Thank you, everyone, who answered my previous forums on carpeting in rental property... I really appreciate all of your comments!

I have few more questions about vinyl flooring though before making a purchase, I thought I'd turn to experts on BP... 

  • A. Is Vinyl flooring really 100% waterproof? what happens when water sits on top of it for a long period of time? 
  • B. Have you installed the flooring under the cabinets? what happened? (I know they say not to do this with floating floors)  
  • C. Tips on Vinyl flooring installation? 
  • D. If the budget allows it, would you recommend tiles in the kitchen rather than vinyl flooring?

Hello BP community,

I wonder how many of you decide to put carpeting down the hall ways to the bed rooms for rental property?

I have read that ceramic tile is the most durable option, It can last up to 75 years.

Meanwhile, vinyl flooring lasts up to 25 years. And Carpet lasts around 15 years (if you take good care of it).

Me and my wife are renovating a single family ranch style home and trying to decide on flooring in the next few weeks.

We would love to hear your advice.

Do I charge more? how much more?

Do they sign an amended lease? 

How much do you usually bump up the security deposit?
