@Jason Goretzki I accepted your request, we can talk it out if you want to meetup or even just talk via the messenger on here.

@Andrew Victory good to hear that there are others in the area that want to grab coffee or something.

@James Hunt I don't know what the Cleveland SFR is to be honest.

@Ryan Arth I would definitely be interested in checking out the BP/ACREIA/Breakfast meetups. I work a 7-3:30 right now so the breakfast meetup would have to be scheduled as PTO to meet some professionals in the area(worth it). To be honest I have talked with a couple investors that didn't have a plan walking into their deals. After those convo's I really didn't chase a second convo because I'm a planned risk taker and would like to learn from those that have a similar out look. Whether I didn't make any ROI my first deal or not.

TO ALL, Thanks for the response I will be sending out a request to all of you. The passion built around real estate shows with convo's like this. Comradery through a like interest!

Thanks again,

Ken Mackey

Hi guys, I'm interested in a meetup. From what I can tell from my phone this post is 3ish years old. At any rate I am willing to buy coffee/drinks if anyone is still interested!

James, thanks for the reply. I will definitely look into those opportunities. I've gone to a couple ACREIA meetings last year and was .... kind of unimpressed with the enthusiasm at the meetings but maybe those were just expectations. Ive talked to a couple local construction business owners and just see them buying properties without a plan"shooting from the hip". So that's why I really want a professional investor to shadow. It's good to see a law based property novelist, I don't see it every day. I'll stay in touch, maybe we can help each other in the future!

I'm looking to learn from an experienced investor that's local near me (tallmadge). I'm a 26 yr old male that is fully employed but really want to learn with a mentors guidance how to drive a deal. I'll put in the "leg work" after normal business hours to complete your next deal completely free, so that you may collect on the deal and I can learn! My current focus is single family rentals in the Akron ish area. If your interested please let me know! FYI iv held jobs as a construction project manager, estimator, engineering tech. and, drafter. I'm comfortable with numbers, people and construction.

Bill,

Thanks for the reply, from what I understand the property needs to be owner occupied for a 12 month period. So if I were to sell it would be after that time. Second the area is very nice and has been, the local municipality is install new drive aprons side walks, the school are good, the main circle in town has new businesses come into town, ect. Really a nice place. The house is in pretty good shape, Iv had an electrician place a bid for a new panel and some wire work in the garage. Another basement contractor is coming in to look at on of the basement walls. Past that it looks like a winner.

Hi, I have a plan and am in the middle of buying a property with FHA 203k. My initial principle is around 74k with out renovation costs. After a year I plan to resale the property for market value which is around 120k.

My question is, do the numbers sound right with a cap of renovation at 10k and a one year holding period. I would if possible like to also find some useful tools to help me calculate the ROI.

Thank you,

Ken
