@Andrew Victory good to hear that there are others in the area that want to grab coffee or something.
@James Hunt I don't know what the Cleveland SFR is to be honest.
@Ryan Arth I would definitely be interested in checking out the BP/ACREIA/Breakfast meetups. I work a 7-3:30 right now so the breakfast meetup would have to be scheduled as PTO to meet some professionals in the area(worth it). To be honest I have talked with a couple investors that didn't have a plan walking into their deals. After those convo's I really didn't chase a second convo because I'm a planned risk taker and would like to learn from those that have a similar out look. Whether I didn't make any ROI my first deal or not.
TO ALL, Thanks for the response I will be sending out a request to all of you. The passion built around real estate shows with convo's like this. Comradery through a like interest!

Thanks for the reply, from what I understand the property needs to be owner occupied for a 12 month period. So if I were to sell it would be after that time. Second the area is very nice and has been, the local municipality is install new drive aprons side walks, the school are good, the main circle in town has new businesses come into town, ect. Really a nice place. The house is in pretty good shape, Iv had an electrician place a bid for a new panel and some wire work in the garage. Another basement contractor is coming in to look at on of the basement walls. Past that it looks like a winner.

Hi, I have a plan and am in the middle of buying a property with FHA 203k. My initial principle is around 74k with out renovation costs. After a year I plan to resale the property for market value which is around 120k.
My question is, do the numbers sound right with a cap of renovation at 10k and a one year holding period. I would if possible like to also find some useful tools to help me calculate the ROI.
