@Kurtis Montgomery If you have a 680 credit score or better? I may have an avenue you can check out. You may be able to get up to 250k no collateral necessary. Also, are you looking for the other 25% for the purchase price?

@Holly Yankus maybe its just me, but I think renting the free and clear property would provide more of a cash flow for you than the pool house. When you minus all of the expenses of renting the pool house, you will end up with less cash flow than renting the free and clear house. You have to take into account, Mortgage, Taxes, Insurance, Property Management, Vacancy Rates, Pool Maintenance, Money for unexpected expenses, lawn care etc. That estimated $400 passive income could very well be $150. Your free and clear property would probably be more like $500-$600.

It really depends on the deal and what both parties agree on. Are you looking for someone with experience, because with your kind of cash flow, you really don't need credit.

Hi J! I'm new to BP as well. Welcome! Have you done any research on hard money lending? Not that using your own money is a bad idea at all. Everyone has their preference. The awesome and somewhat intimidating thing about real investing is there is like 100 ways to do everything. You have to find the route that works best for you and your partner.

Hi Derek, welcome to BP! I'm new to BP as well and new to Real Estate Investing. However, I do have S bit of knowledge as I have worked on the mortgage side in several areas for the last 10 years.
