Has anyone ever purchased two separate SFH (in the same subdivision) with hard money and then tried to refinance them with conventional financing? Will the bank give you one loan for both loans or will they look at each property separately and process two separate loans? Will they even do the deal I guess is the real question.

@Greg Scott Okay I get you now. I thought you owned the properties. So basically the borrowers never paid the liens and redeemed their property. So you are stuck with the lien. So does the county stop paying you after the first year or redemption period? In a case where the land can be developed I think someone would foreclose for more than 3k. There is an end buyer for every deal. You just need to find them and you will. I'm believing that for you.

I know you have to be an accredited investor to invest in the fund with PPR. However, do you have to be an accredited investor if you just wanted to purchase notes with them?

I know this was a a long time ago, so I'm sure the deal is done. But I'm curious, why were you looking for a community bank? That seems like a basic deal any bank would do.

I live in Ellenwood, GA. All of the networking events are always north of where I live. Anyone interested in networking in the South Atlanta area? Calling all RE Investors in Clayton, Henry, South Dekalb, counties. This includes Ellenwood, Stockbridge, McDonough, Riverdale, Rex, maybe Hampton. This meetup would have to be in the evening or on the weekend, because I still have a day job. Beginners, Veterans, Novice, all are welcome! I know you guys are out there, I can't be the only one. :-)
