Background :

I have a tenant who has been renting out one of my properties in Seattle for 6 years now, he was late on rent during the pandemic and the late rent still carries now. (roughly about $10000). Although he has been paying an extra $300 monthly, it is not consistent. I am also paying for this property's utility fees. The lease agreement expired a long time ago and I didn't renew one for a very long time. 

Things I want to do now :


I want to hire an attorney to draft a lease agreement for me with the terms of up-to-market rent and repayment plan, as well as transfer the utilities in the tenant's name. I know that raising rent in Seattle needs a notice 6 months prior. In this situation, how can I draft a lease agreement that will give me advantages?

I have a condo that has been rented out for about 7 years. The tenant was paying rent on time every month until COVID, he has been late on rent for about $10000 and now he is becoming more and more hard to deal with.  I recently asked him to start paying for his utilities, and he refused. Right now I want to hire a property manager to take care of this property so I don't have to deal with tenants.

I am currently just starting out with investing. Have been reading books and watching videos to gain knowledge on investing. 

I have wanted to get into real estate investing for a long time now, after finishing reading the book ( Rental Property Investing by Brandon Turner), I have gained tremendous interest in real estate investing. 

I have tons of questions about this topic and would like to gain real-life experiences with experienced investors. It would be best if I could find a mentor in my local area (Seattle WA). I am open to any feedback from anyone. Thank you!
