Looking for an experience attorney to draft lease agreement contract

Background :

I have a tenant who has been renting out one of my properties in Seattle for 6 years now, he was late on rent during the pandemic and the late rent still carries now. (roughly about $10000). Although he has been paying an extra $300 monthly, it is not consistent. I am also paying for this property's utility fees. The lease agreement expired a long time ago and I didn't renew one for a very long time.

Things I want to do now :

I want to hire an attorney to draft a lease agreement for me with the terms of up-to-market rent and repayment plan, as well as transfer the utilities in the tenant's name. I know that raising rent in Seattle needs a notice 6 months prior. In this situation, how can I draft a lease agreement that will give me advantages?

I am open to any advice, if any property manager or attorney thinks they can help, reach me at (206) 596-6756 and send me a text. Thank you!
