I had the same question when I was moving last year. The question I asked myself was "If I wanted to buy a rental property would this be what I would buy?" That should help you make your decision.
I didn't buy one on my primary residence that I purchased in January. My AC broke a couple weeks ago during 100 degree plus weather while my wife was 9 months pregnant. I regret not buying the warranty although any delay while fighting with the insurance company would not have been acceptable. I would have had to find a new wife as well as a new AC unit. It cost over 6000 for a new unit. Just something to think about.

This is a good question. I'm hoping some others with more experience will reply. I'm sure it depends on the deal and what you are providing. If you are providing the funding for a deal, the money should "cost" your partner an amount that is fair for both of you. I've heard it said that there is more money than deals so you might want to see what else you can offer.
I've looked a lot in Southern California. It's hard to find anything on the MLS that will cash flow. I'm sure it's possible but you will probably need to find creative ways to get the properties for cheaper or find a way to increase the rents. I would look into doing short term vacation rentals. That might help you increase your rents and help you avoid some of the tenant friendly laws on Ca.
